Project Legal Executive
Job Description
– Handle and implement legal procedures for projects under the department’s assigned area
– Carry out legal procedures related to the preparation, adjustment, appraisal, and approval of detailed planning schemes
– Prepare investment policy approval dossiers and coordinate with relevant authorities during the appraisal and approval process for project investment policies
– Handle legal procedures and reports related to appraisal of basic design, technical design drawings, and Fire Fighting & Prevention (FPP) approval for projects
– Carry out construction permit procedures for project components and works
– Implement approval procedures for construction management regulations (housing design templates)
– Handle procedures for obtaining eligibility confirmation for ownership certificate issuance (Pink Book)
– Carry out procedures for house numbering issuance
– Prepare implementation plans, execute approved plans, and report on the status of legal procedures for projects under the department’s responsibility
– Coordinate with the Project Management Board and contractors in managing quality control documentation for acceptance and handover of completed works/items
– Collaborate with internal departments to resolve legal issues arising during project implementation and customer transactions
– Advise Management and related departments on legal matters concerning construction and real estate projects; research legal regulations and provide recommendations during project implementation processes
– Regularly update and apply current legal regulations in accordance with practical operational requirements
– Work with government authorities and relevant agencies to complete legal procedures and resolve issues arising during project execution
– Maintain effective relationships with relevant authorities to stay updated on necessary information supporting project implementation
– Prepare and present legal regulatory update reports to relevant internal departments
– Perform other duties as assigned by the Management Board
Candidate Requirements
Professional Requirements
– Bachelor’s degree in Law, Land Law, or related legal disciplines
– Minimum 03–05 years of experience in project legal matters, preferably within investment firms or real estate developers
– Strong understanding of legal regulations related to construction, real estate business, land, and housing sectors
– Good knowledge of legal frameworks and regulatory procedures involving government authorities related to project development activities
Skill Requirements
– Strong communication, negotiation, and persuasion skills
– Proficient in Microsoft Office applications and legal research tools
– Ability to work effectively with government authorities and regulatory agencies
– Capable of working under high pressure and meeting tight deadlines
– Good reading comprehension of legal English
